Question: I have a tenant w/a 3 month lease, 1 month in, and they sabotaged the relationship and want to move penalty-fr?

Answer #1:

If they're not on a lease, they can leave after giving proper 30-day notice. If they're on a lease, they have to stay till the end of the lease or you can assess severe penalties. You may not have planned on becoming a landlord but you should acquaint yourself with the protections your state offers landlords from irresponsible tenants.

Answer #2:

If they have been good tenants then negotiate with them. You could reduce the third month's rent or offer to pay their moving expenses, within reason of course, when they finish the third month.

If you have a written lease signed by all parties then simply remind them of that fact. If they break the lease then the provisions of the lease stand and you could take them to small claims court.

If you rent this out again you should have a disclosure that allows you to show the property with proper notice. If your current lease has this proviso in it then the tenants have no grounds to complain or move.
