Legal question about real estate?

A FEW MONTHS AGO I SPOKE WTIH A REALTOR ABOUT A PIECE OR PROPERTY. THE REALTOR DID NOT IMPRESS ME. MANY WEEKS WENT BY AND THERE WAS NO CONTACT. OUT OF THE BLUE 3 DAYS AGO SHE CALLED ME AND TOLD ME THE PROPERTY I HAD LOOKED AT WAS CUT IN HALF PRICE WISE. SHE SAID THE COUPLE WAS GONNA FILE BANKRUPTCY AND THEY OWNED THE HOUSE OUT RIGHT AND NEEDED TO SELL IT BEFORE THEY FILED SO THEY COULD KEEP ALL THE MONEY FROM THE SALE BEFORE THEY FILED. SHE CONFIRMED THAT THEY HAD CUT THE PRICE IN HALF SO I PROCEEDED. TODAY SHE CALLED ME AND TOLD ME THAT THEY FILED BANKRUPTCY TODAY AND I NEED TO CLOSE WITHIN 7 DAYS AND NOT MENTION THAT I KNOW THEY FILED. IS THIS ALL ON THE UP AND UP. SOUNDS REAL FISHY TO ME?

Getting into real estate investment?

I come from a very wealthy family from LA. I am 18 and for my birthday i received $1 million that my father told me that i must invest in the smartest way possible...possibly a way to test to see if i am able to take over the family business eventually. Anyways, I am looking at investing in Virginia Beach, VA in real estate, as I am moving there in two months. Is it a bad time to invest in real estate?

Help! How do I find a gas hook-up valve for my kitchen range?

Just bought a house with a newly remodeled kitchen. The range was previously gas and they changed to electric during the reno. We would like to go back to gas and the real estate agent tells us all the gas lines are still in the walls. How do I find the hook-up and get it back thru the wall without cutting a huge chunk out of the wall?

Question #4:

avoiding capital gains tax on sale of gold coins?

Here's the situation: A family member wants to sell a substantial amount of his gold coins and have the dealer transfer the profits directly to me as a loan that I can use towards buying a house. Why he's doing this:

A) so I can have an interest free loan towards making my downpayment (and yes, I have since found out that there is no interest-free loan in the eyes of the IRS, but that's another matter)

and

B) He believes that, if the profits never touch his bank account but go directly to me, then he is essentially transferring his money from one type of investment (gold) to another (real estate) and can avoid the capital gains income tax (which I believe is very high on gold).

I am planning on consulting a tax lawyer, but I just thought I'd see if anyone knows anything here, too.

Would this plan work? Is there anything illegal about it?

Just curious. Paulson not wanting bailout monies to go towards foreclosure help? Thus, we are misled ?

..into believing that monies will help the little man rather than to line the pockets of banks and other financial institutions?

Is it any wonder why so many simply to Not trust government?
(We're talking about 3-4 million people who unfortunately trusted those who led them towards sub-prime mortgages. Let's not put blame squarely on Them! Lawyers, mortgage companies, real estate agents also had a part in it. They got theirs.)

What kind of lessons are you teaching your children; what kind of government actually plans to 'cheat' you out of your tax monies in order to fatten their own wallets?

angela. no it is You who misunderstand. The bail was supposed to provide at least some assistance to those who were having mortgage payment problems.
(and btw, I never had a student loan in my life. My parents saved for my education. They own their own home. I am 24, female, college graduate, working on Masters, believe in giving a helping hand to those who need and deserve it, realize that everyone is Not educated when it comes to being knowledgeable concerning mortages, and parents bought small, unpretentious house for me which I pay for. I work part time, working on Masters and still have time to volunteer at local hospitals at least once a week.

If you have a home you can afford, good for you. Everyone isn't so fortunate. Remember. Whatever you have can be taken from you for any reason or for no reason. The same people you saw on your way up, may watch you in smugness on your way down.
Now.

Question #6:

What keeps a company like WAL-MART or EXXON from buying all the real estate up to create a monopoly?

What if they started to buy up houses and rent them out and then apartments now that they are cheap? Couldn't they eventually buy up most the real estate and have a monopoly? They could continue to grow off their investments in houses and buy more and more and more and more and more. What keeps this from happening economically?

TennCare & Foodstamps?

I am 8 weeks pregnant and am trying to get TennCare and Food Stamps. I am a Real Estate Agent and have been affected by the downturn quite badly. I haven't made any income since Aug. My hubby makes $7 p/hr and they have cut his hours so he get about 25 hrs a week only. How do I go about applying for TennCare as I need medical for me and the baby esp since I am much older and it's my 1st time. I am getting hungry every 3hrs and I can't afford to eat well and Food Stamps will help. It's embaressing to apply for this but we need the help to help us through this season. Any advice would help. Thank you!
For proof of income how do I do that? I am not salaried. If I sell a house I get paid if not I don't. My husband makes about $800 p/mth gross. That doesn't even cover our house, car and definitely not our credit card bills. I had a major accident before that raked up my credit cards to pay for the surgery and therapy and we are swimming in debt. I was told they don't like to see that you have a house and/or car as they want you to use the bus. What do I do? My hubby wants to get a better job but with the job market it's hard and even then, we have to wait 3-4mths before his new job can cover our insurance. Any advice?

Should I change my asset allocation?

Before the recession I was (and still am) dollar cost averaging into the following fund allocation;

31% Domestic core stock (large value/blend primarily)
15% Domestic medium value/blend stock
9% Domestic small value/blend stock
9% Domestic long/short stock
3% Domestic moderate allocation stock/bond
3% Domestic real estate stock
7% Domestic multisector bond/muni

17% Foreign core stock (large value/blend primarily)
6% Foreign small value/blend stock

I have been through 2001-2003 but no recessions/depressions before that and don't know with all the bailouts (which I just see as continuing the transfer of wealth from the poor to the rich) if this one is a game changer in the way I should be DCA'ing. I don't need the money for more than five years.

I'm pretty suspect of "growth" after 2001-2003 and just before the recession news started everyone was saying how large caps were the place to be, so I was weighted a little bit that way.

I haven't made any short-term trades to try to catch the market on the way down or oil when it went up.

It seems to me either the market has overreacted or wall street has been running one scam after another for the past 15 years and that the market could actually settle lower if no new scam emerges.

Where is the market headed and how should I allocate new money assuming I'm not laid off?

How can i get a job in real estate?

I would really like to get a job in real estate. I would really like to make more money than i am currently bringing home and this is something i have always been interested in. I see a lot of programs you can buy or books and things on TV infomercials but i am always hesitant. Im only 18 years old so my biggest fear is people will not take me seriously or will see my inexperance and not want me as their agent.

Anyway if you have any tips or just want to share your own experences that would be great, and thank you in advance!

Will scanning old photos ruin them?

I have a 90+ year old hard bound catalog that is a family heirloom containing floor plans and photos of our families real estate development on Lake George will the light from the scanner harm the photos/paper?

I am at my wits end with my 29-year-old ungrateful son?

He has lived in our home pretty much all of his life, except for a few bumps where he moved out, could not make it, and we had to bail him out. My husband has established a business over the past ten years with the hopes of my son taking over. In the meantime, we are building a house with an office and shop. There are a lot of financial problems as to be expected with any real estate project and my son is only expected to pay the interest on the construction loan as it is being built. In the meantime, he gets arrested for some computer nonsense costing us 65K to bail and provide legal help. Following that, his girl, who always seemed nice and supportive moved into our house until his house was completed, approx. three months. I set the ground rules and every time I told her something she would call my son who was working out of state with my husband, who then called me and would yell at me. After a month of her walking around MY house without even saying a word, she left me a note that she found a winter rental to move into bec. she needed her independence (oh yeah, and she was living in my house for zilch). She moved and then my son pretty much moved over there. From that point he became very distant, questioning financial decisions that my husband's bus and my bus paid for. After a short time, he told my husband he had had it and was quitting. He didn't want the house or the job. He is now basically leaving the whole real estate project in our lap, leaving my husband high and dry without any help. Mind you, my husband took practically nothing from the business so he could build it up enough so my son could take over and he could lessen his hours and work for him. We are 51 and 52 and just beside ourselves. He says he hates me and wouldn't even take my phone call.
I am summizing that this has something to do with some type of issue with his girlfriend, who has no idea what the logistics are with regard to this project, the business, or the type of relationship our family has.
I have always provided whatever my children needed (I have two, my son and daughter) in helping them to get where they needed to do and then hopefully retire in peace.
I am at my wits end here. Do I just try to dig out of this mess myself and let him go off on his own. I feel like I've been kicked in the stomach and don't even know why.
It's like one day he woke up and decided he doesn't want to do this anymore not even thinking he is leaving us in a financial mess.
What to do?

okay so since you don't need university or college can you just graduate high school and take real estate school?

I get along with a lot of ppl but feel like I'm outside looking in?

My whole life I've felt like an outcast. I don't have any best friends just friends i hang out at school with. Majority of my cousins are grown and those that aren't either live in another state or have other plans and don't consider me hanging out with them. I'm either at work or at school. When I'm not at school or work then i'm at home. I'm hardly ever invited anywhere (movies, restaurant, etc.).I'm always asking my mother to go to the movies with me b/c i have no one else to go with. I don't have a boyfriend ,never been in love and never been kissed. I go shopping by myself. There are times that I'm invited to go to the movies with someone or to a sleepover but that's like twice a year. I don't understand whats wrong b/c obviously something is wrong with me (am i ugly? do i smell bad? do i have something on my face?) I can't be ugly b/c every says i should be model (even ppl i dont know. no lie). I love to have fun, love movies, reading, and music. I'm very ambitious, I want to go to college and major in finance, human resources and interior design and become a financial planner/ real estate agent/ interior designer. Have all A's and one C in the devils class AP Language (the teacher is horrible). I know what i want in a boyfriend. And i know i can be great friend. Well i am to my classmates but I'm just waiting for someone to be great friend back.
I watch movies all the time and i think that it has alot to do with my head being in the clouds. I want the romantic love you see in romance novels and movies- that has alot to do with my standards for a man.
the "IT"boys at school say that I stuck up but really they never spoke to me to know who i truly am. Everyone around me has a boyfriend and go out on weekends which makes me feel lonely and out of place. The only friends i have is music, movies, and books which is kind of depressing.
My parents are proud of me b/c i'm so open minded and not one dimensional. I into the green movement and i try to get my parents to be Eco friendly which is very hard b/c we have know ecofriendly clothing stores and whatnot. We just have recycling companies that don't really recycle everything. They oppose composting but i don't what i can.

I just hope and pray that my future is so much brighter than my present and past.

Any advice you have for me. What do you think is wrong?

Quick InDesign Question?

Okay... so maybe this isnt a short question. :)

I am designing a book / booklet for a friends real estate company. He asks me to give him a pdf and I want to show him the files but cant figure out the easy way to send them or at least give him an idea of what I've designed thus far.
Do I take my work in InDesign and copy it into Illustrator or something to show him the work, or take snapshots, etc?
I'm in Chicago and he's in California so I have to send this through e-mail.
And if and when he prints and uses it, does he need it in .indd form or .pdf. How do I convert to .pdf?

IS A 1099 TAX FORM INDEPENDENT CONTRACTOR?

HOW DIFFERENT IS A 1099 FROM A REGULAR 1040 EZ. HOW DOES A 1099 BENEFIT ME? I WANT TO DO REAL ESTATE. DOES THAT QUALIFY FOR A 1099??

Also do you have any tips on getting the listings from the banks?

Or any advise about doing BPO's?

BPO from where I am means Brokers Price Opinion and that is where an agent will go take pics of the property and put in all the details that is later used for the MLS listing.

Need help getting my life on track.. I need help figuring out what I want for a career.?

I am 22 and my life is going to Hell. I've not been taking seriously enough the fact that I don't know what to do with my life. It's starting to slap me in the face big time and I need help! D: I'm creative and intelligent, as well as kind, but the problem is I'm lazy and I procrastinate.. That aside, even when I do focus I can't seem to pick a career choice... I
deas ideas ideas.. I like writing but novel writing isn't a career its a side job..if I was patient enough to stick to a story long enough to finish a novel. I like drawing sometimes but not enough to be an artist. I enjoy and am good at video editing but there aren't really many careers for that that don't require working under strict guidelines, deadlines, and I'd need to move. I considered Real Estate because I'm very social and it's quick to get into but the real estate market is dead.. I've considered Plumbing for similar reasons but I'm not physically strong and its dangerous either way.. I've considered magazine article writing but thats complicated too and also requires moving....I NEED HELP!

Can you get a real estate license if you have a misdemeanor conviction?

8 yrs ago i worked @ mcdonalds & would give my buddies free grub for 9 transactions & well i got nailed for 3 counts of embezzlement, 3 counts of conspiracy & another 3 counts of theft eventhough i did not take anything i just gave away grub. I was convicted of a misdemeanor for those offenses 8 yrs ago.. Now will that prohibit me from obtaining a real estate license?
or do felonys only prohibit a license?

Question #19:

What to do about noisy neighbors?

I live downstairs and the other neighbors live downstairs as well. They play there music loud to annoy me and I have to turn my TV up, but then they blast there's and I still can't hear mine. I told the real estate lady, but she said there is nothing they can do. In the lease it said that they the noise shouldn't be loud in the apartment. What should I do? I feel like it isn't fair that I would move and they aren't just becase they are loud.
Well I considerd calling the cops. Well, actually when I moved in the lady's husband wanted to get fresh with me. I told him no. The real estate people only care about the money, but Monday I'm going to write a cerified letter to them and tell them. If it still happens, then call the police. I can't go to the apartment and tell them because they might not understand me.
Right now, I'm the only other tenant in the apartment. I work from home, so that makes it hard. They are the noisest around 4pm and 9pm.
I don't know how they pay rent because they don't work. I heard that the husband lost his job.

why do are some real estate brokers make millions well others not so much?

k im exaggerating when i say millions. just some make crazy cash and make a million in a year. well other do not
