Question #1:

How does someone without a college degree go about earning a CFA?

I have a friend who is about to make a career change; he's leaving real estate and wants to go into capital management. However, he does not have an associates or bachelors degree and is unsure about his next step. There seem to be two choices: a bachelors degree in business, or a CFA certificate program. Which route should he take (understanding of course that at the end of it all he has to take the 3 levels of tests)?

Do any liberals see carbon offset credits as a scam?

First off, I am all for conserving resources, and I think we Americans must come to this realization. However, I see carbon trading as a get rich quick scam, something similar to those informercials that you see about real estate at 4 in the morning. What are your thoughts?

what rights do i have as a tenant even though im a non resident?

I have been staying at this townhouse for the past 1year according to my lease contract, The one year is up and my landlord wants to sell the place, when my husband and i actually plan to extend another 1 year on our lease. So there have been real-estate agents coming in and out almost daily bringing potential buyers. My husband and I feel uneasy as we have all these random people round the house and the agents calling us maybe a few hours before coming. We're both working full time and we are not round to supervise these people.

The question is:
1. What rights do we have to tell these agents to give us more time to prepare everytime a buyer is coming?

2. How many days exactly do we have to evict once a potential buyer buys the house? The agent says 34 days but that sounds a bit random and weird.

3. Thirdly, what are your thoughts about the agents doing an open house of our place when my husband and i are away? They gave us a date and when we said we are away, they said its fine and they'll take care of everything. We are more concern of our belongings (of course valuables will be put away with friends) and uneasy of knowing for an hour, our house is open to the public.

San Diego Living and real estate?

My hubby is CG and were mving to San Diego next summer. Were in our early 20's with a toddler and a baby (schooling wont be an issue while there cause we plan to homeschool) Were both from Northern California (redding) but having been living on an island in Alaska for 3 years so the transfer to San Diego is a BIG change for us and Im really nervous. We need to find affordable real estate in a decent neighborhood, Ive been doing a lot of researching but I am stumped! Any help would be GREATLY appreciated!

and you decided to pay your mortgage online, will the mortgage company deposit your escrow refund directly into your account or do they have to send a check because two people own the property? Co-owners also have joint checking account.

Careers in Investment Banking?

I heard that all Investment bankers from Goldman Sachs make around 20,000,000 a year. Is this true? How can they make that much. I am more focused in a career in medicine as an Neurosurgeon. I am still in high school but I am trying to figure out what to do. If I were to have a career in medicine I would love my job, I could meet new people and still get paid over a million a year. However, if I work at Goldman Sachs, granted I get hired by them, I could make so much more but like I just said, do ALL bankers make that much or is it more of the head honchos? I am smart and very good at math and quick thinking and that is why a career in finance or a career in medicine would suit me. I just don't know a lot about the corporate world and I don't want to work 6 days a week making 50 grand like an accountant.

Aside from that, my question is, is a career in investment banking a good career choice. Will I be making 20m a year? What does it take?

The only other career I have though of is a career is being a mortgage broker (very high paying job) and a career in real estate.

Question #9:

Is it worth getting my real estate license?

I live in Louisiana and want to get my Real Estate License. I know the market is down but I have 2 friends who are in real estate and doing really well. I would really like to sell homes and just wondering if it's all worth it?

Also I have heard the test is hard! Are there any tips on what to study or how to study?

loans for emancipated minors? ergh!?

I'm emancipated ie equivalent to being 18 i get all the legal rights as an adult sign contracts buy sell real estate i can do anything an adult can do except vote gamble and buy ciggs.

What banks will give me a loan i need one for 2k. My husband is 21 but his credit is shot and he cant qualify. We need to get a loan for 2k to finish paying off the travel trailer we need (were moving outta the country and we need to live in it till we move and while we build our house over there.)

So which banks around norther cali/central cali will give loans to emancipated minors or people with bad credit?
Well no shiz i already graduated hs when i was a jr. and yes i have an average credit score.
And i am emancipated BECAUSE i got married but now they wont even let me apply so im not saying because i qualify they wont even let me see if i can which goes against the rules of my status. And my husband would be the one to pay it we just need me 2 apply.
and as for collateral i would put the trailer.
and when your emancipated through marriage you can not have your status revoked.

embarrassed but i have 2 ask :o/ can u help?

after work saturday my friends and i went 2 a sushi bar and then went clubbing. bcuz i'm only 5'3 i'm used 2 wearing stilettos and wear them almost everyday, (i'm a receptionist/clerical assistant 4 a real estate office and i'm sitting most of the time), but 4 some reason at the club my feet were killing me. it was more than just the blister thingys i have on my little toes. then yesterday i had 2 work as a hostess 4 a open house at one of the big estates our agency is representing. I could barely squeeze my feet into my pumps and my feet hurt sooo bad all day. it was like my shoes were 2 sizes 2 small. they were my favorite pumps and i've worn them a zillion times.

this afternoon i have an interview 4 a job i really want. its with a bank and i just can't wear flip-flops but my stupid feet r soooo swollen. :o(
k, this is the embarrassing part, i've had 2 get a body shaper cuz i've sort gained weight since i started working at the real estate office, (they always have this big tray of yummy pastries), and bcuz it was the only way i could get into the outfit i wanted 2 wear when we went clubbing and the suit i want 2 wear 2 the interview today. could wearing the body shaper make my feet swell up soooo much? I'm also on my period. it started thursday night. i've never got bloated or anything on my period b4, and would my feet b the only thing that gets swollen? Could it b an allergic reaction 2 something i ate at the sushi bar? it's the 1st time i ever had sake, but would that make my feet swell up? and most of all how can i get my stupid feet into my shoes? help!
its not like i got fat or anything :o/
i gained like 7 pounds, i'm 112 lbs. and its just that i cant button some of my pants and skirts, i used 2 b around 105 like 3 months ago b 4 i started working.
bunion? eeeew! really. dont old ladies get bunions? now i'm really embarrassed :o/

What is something one can buy today and expect to keep its value ten years from now?

Think about it. Your typewriters are obsolete. So are you VCRs, your DVDs, your Televisions, Your Cassette players. Your cars are going out of emissions testing. Your clothes are quickly going out of style. Your jewelry loses value with wear and tear. Stocks, Bonds and real estate all fluctuate. What can you buy that maintains its value? Explain.

how do you get to be a real estate agent in those companies that houses are worth millions of dollars ? the ones that make a good commision out of it (make bank].

What are some buyer's market housing area's?

That are in a warmer climate (I live in Texas, so maybe you can understand how 75 in Dec. to like snow in Dec. wouldn't be very good), and that have good neighborhoods, no really high crime areas. Big city or not, it doesn't matter. Also by good price I mean something like 80grand from a 1,500 sq. ft house. I'm not looking for real estate listing, I'm looking for a city that is just overall good priced housng, low monthly payments. I seen a thing on AOL talking about AKRON,OHIO and how it's cheap, and it would be perfect to move to except for the weather.

What is supposed to happen here now? Did the real estate agent over-step protocol?

I accepted the seller's counter offer and my deposit check (made out to the escrow company) cleared the bank. This gives me the impression that we are now "in escrow." I just learned that the agent has shown the property again. Is this regular protocol? Isn't this sale pending? Or is it because I haven't written the "final check" yet? And when do I write that final check that pays for the home? (This is a cash offer, by the way, on a mobile home). Thanks!
A little more background: Yeah, I know, mobiles are crappy investments, but, it is actually for my mother who is getting ready to retire and is in declining health and will soon be on a fixed income. I am offering to purchase outright with cash as I do not see the sense in obtaining a loan for it. The only contingency was qualification for the park, which has been cleared. I guess my question is more like, "now that the seller has accepted my offer, and it is in escrow, can some joker come in and make a better offer and steal it away from me?" Also, when do I actually make that final payment, the whopper check, paying for the place? ;) Thanks to all...

The home is assessed at 85$ of value. The homeowner qualifies for a $25,000 homestead exemption. What is the cost if the the property taxes?

2nd Question: Buyers have obtained a mortgage loan of $122,000 at 81/2% interest. The loan will be amortized by equal monthly payment of $938.07 over 30 years that include principle and interest. How much of the buyers second month's payment will be applied to the principle?

Thanks Real Estate CFO for the assist. Mortgageguy although your input maybe valid, it did not help me in ascertaining as to how to get the answer. If you read over again, it said “Please inform me as to how you acquired your answer. Thank you.” Now that Real Estate CFO has shown me the way, I am able to move on. Mortgageguy, I would love to give 100000 points to boost your points score but unfortunately I can not. Please, if you can not assist someone in need of help then you may want to give up your license as a licensed mortgage officer.

Whats the best way to be a millionare at this point in time?

I looked around the internet and I only found one way to get rich; real- estate. Is there any other ways? I am 14 and I want to start my own website for tweens (which i am designing right now) and I also want to start a clothing company that sells dresses and maybe purses I make? How dod I do that?

home inspection????????

we recently purchased a home that was foreclosed. We knew the previous owners and keep in contact with them on a regular basis. They have told us everything that they had going wrong with the house or any problems they were having (really, not much). The home was winterized about 4 months ago. Our real estate agent said since the previous owners are telling us everything with the house, it wasn't necessary for us to put forth the $400 to get the home inspection. I would feel better, however, to at least have somebody come out to look at utilities and termites. Is this possible to do, or when I sign up for an inspection, do I have to get the whole shabang?

thanks for all of your info! I am going to go ahead with an inspection. Unfortunately, with this HUD home, if I get out of the contract now, I will lose my $1000 earnest money. Does FHA or HUD require the use of certain kind of inspectors, or can I look for my own? Obviously my real estate agent has recommended a company they work with, before she said I don't even need to bother with one. Can you have it billed and then put into the mortgage, or do you have to have it up front? I am trying to be thrifty with my money, since there are some cosmetic repairs needing to be made to the home before we move in. Thanks for all of your info
